Speed Up Your Mortgage Process

During the application process, we will collect several documents from you. To ensure a speedy and easy process, please prepare to scan, fax or deliver the following documents:

PURCHASE 

  • Copy of purchase contract, addenda
  • Copy of Earnest Money Check and Due Diligence check and show clearing bank 

 

 PURCHASE Documents Needed

  • Most recent month of paystubs
  • Most recent 2 years W-2’s 
  • Most recent two years of Federal  1040 tax returns (all pages and schedules) MAY be needed
  •  For self-employed ,  real estate income, (If applicable) most recent two years of  Federal 1040 personal and business (Corporate, Partnership, LLC ,  K1's, 1099, etc.) for the last two years
  • Most recent 2 months bank checking/savings statements (all pages) -  be prepared to source and verify any large, non-payroll deposits on bank statements
  • Copies of last 2 months stock and/or retirement statement (all pages), if applicable - source
  • A copy of your driver's license
  • Name and phone of insurance agent- if you have a copy of the declarations page, please send that as well if possible
  • Phone number for HR department where you work
  • Copy of H1B, I797 /Green Card/temp card EAD/orig Visa /and passport, if applicable
  • Document  amount of homeowner's association dues that you pay on all properties 
  • Separated/Divorced: contact us for documentation requirements
  • Most recent monthly mortgage statement for any properties you own. If you do not have a mortgage, please provide the address, insurance infor Dec pages, and tax bills for out triangle area properties
  • Copy of equity line agreement for any equity lines outstanding 
  • Name of sellers Title Insurance Policy / (or on refinance your title ins co) Company Name if desire update of current policy
  • Gift Funds Call for documentation requirements

REFINANCE ONLY

  • Name of title insurance company (and possible policy #) + HUD /CD settlement statement from your last closing (title company appears on 2nd page of HUD)
  • If you have an equity line or 2nd mortgage and are keeping it - copy of promissory note - and deed of trust

 

Please note that every mortgage and borrower is unique. OTHER items could be needed depending on your particular situation.
